YOUR ROLE
  • Responsible for supporting the Development Team with the administrative oversight of all development related activities, including contract implementation, data management and reporting, and project scheduling and monitoring
  • Properly engage parties with appropriate contracts and engagement letters prior to project commencement
  • Schedule and lead kickoff meeting to set expectation and roles for each party at the onset of assigned project. Coordinate and lead ongoing progress meetings, with documentation and communication to project team
  • Proactively anticipate and manage project-related issues
  • Develop and manage high level scope of work, project budget, and schedule, diligently striving to deliver project on-time and within budget
  • Coordinate receipt of cash flow projections from general contractors and development team
  • Ensure timely payments of expenses and accurate coding
  • Maintain working knowledge of permitting and code requirements. Ensure all proper permits are filed and closed out
  • Track progress of each project against goals, objectives, approved budgets, and approved timelines. Timely report any variances to Development Team
  • Demonstrate ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to minimize risk
  • Coordinate and track all Vendor RFP’ s
  • Maintain accurate and consistent electronic files and documentation
  • Oversee and manage all contractor and sub-contractor activity, negotiating on behalf of clients as needed
  • Process purchase orders and invoices
  • Assess change order requests to determine impacts to scope, schedule, budget, quality, and risk
  • Work closely with client end user groups in coordinating requirements relative to design construction, and occupancy.
  • Ensure project close-out is delivered to all required parties. Conduct final reconciliation of pay apps and lien waivers
  • Assist with due diligence as needed
  • Develop relationships with contractors, vendors, architects, and engineers in active markets. Request and obtain estimates to support prospective deal analysis
  • Stay informed on industry best practices, including new technology. Present value add options to leadership
  • Travel to project sites as needed
  • Be willing to take on new responsibilities based on company and client needs



DESIRED SKILLS & EXPERIENCE
  • 2+ years of managing ground-up construction and/or major redevelopment projects required
  • Experience with retail projects strongly preferred
  • Experience with self-storage projects is a plus
  • Bachelor’ s degree in Construction Management, Architecture, Real Estate, Business Management, or related field preferred
  • Effective time management skills. Proven ability to manage multiple projects with little to no supervision
  • Tech savvy – able to quickly learn and leverage software and cloud-based tools
  • Ability to travel to project sites as needed
