About Our Client:
Our client is a full-service project and construction management consulting firm with over 20 years of experience in the Los Angeles area. They are seeking to hire a Project Manager II for an upcoming project. The Project Manager II will manage and oversee capital improvement projects. This role requires a professional with extensive experience in managing complex building projects, particularly in the health care sector, from inception through to completion. This position offers a unique opportunity to lead essential health care facility projects, contributing to the health and well-being of the Los Angeles community. Candidates must meet all mandatory requirements:
Responsibilities and Duties:
Project Management: Independently manage all phases of capital improvement projects including planning, design, jurisdictional approvals, environmental permitting, construction, and project close-out.
Budget Management: Develop, control, and maintain project budgets, ensuring all financial targets are met.
Scope Management: Define and manage project scope, ensuring alignment with stakeholder expectations and project objectives.
Schedule Management: Develop, review, and manage project schedules, ensuring timely completion of all project phases.
Construction Oversight: Monitor and coordinate construction activities, effectively managing the various project stakeholders to ensure seamless execution.
Documentation: Review and coordinate the preparation of construction documents, ensuring compliance with all relevant standards and regulations.
Team Facilitation: Lead project team and client meetings, ensuring clear communication and effective collaboration among all parties.
Negotiation: Prepare and negotiate change orders, ensuring any modifications to project scope, budget, or schedule are effectively managed.
Issue Resolution: Adapt and respond effectively to project issues and challenges, ensuring minimal disruption to project timelines and objectives.
Compliance: Ensure all projects adhere to the California Environmental Quality Act (CEQA) and National Environmental Policy Act (NEPA) regulations.
Qualifications
Minimum Required Qualifications:
Experience: Minimum of 10 years (PM II) of project management and concurrent field construction experience.
Licensure/Certification: Licensed professional or Certified Construction Manager (CCM).
Education: Background in Civil Engineering, Construction Management, or a related field.
Healthcare Focus: Experience and knowledge in medical/healthcare/behavioral health facility design and construction.
Communication Skills: Effective oral and written communication skills.
Project Planning: Work experience in project planning and development.
Independent Management: Ability to independently manage all aspects of a project.
Scope Management: Ability to develop and control project scope.
Budget Management: Ability to develop and maintain project budgets.
Schedule Management: Ability to develop and review project schedules.
Document Review: Skilled in reviewing and coordinating the preparation of construction documents.
Meeting Facilitation: Ability to effectively facilitate project team and client meetings.
Negotiation: Ability to effectively negotiate and prepare change orders.
Construction Coordination: Ability to effectively monitor and coordinate construction activities with various project stakeholders.
Problem-Solving: Ability to adapt and respond effectively to project issues and challenges.
Expectation Management: Ability to set and manage project expectations.
Regulatory Knowledge: Must be knowledgeable in CEQA/NEPA.
Preferred Qualifications:
Design-Bid-Build: Experience with Design-Bid-Build project delivery.
Job Order Contracting: Familiarity with Job Order Contracting (JOC) project delivery.
Public Contracting Code: Knowledge of Public Contracting Code and practices.
LEED: Knowledge of LEED certification processes and sustainable building practices.
