About Our Client:

Our client is a full-service project and construction management consulting firm with over 20 years of experience in the Los Angeles area. They are seeking several Owners Authorized Representatives (OAR I )/ Project Managers to join their team and oversee multiple capital improvement projects from inception to completion. This role involves close coordination with contractors, architects, engineers, and public agencies to ensure the successful execution of complex construction projects.

Responsibilities and Duties:
  • Manage, oversee, and coordinate all phases of assigned projects, including pre-construction, bidding, award, construction, and closeout.
  • Review pre-construction documents and provide feedback to designers as necessary.
  • Plan, organize, and prepare reports for upper management regarding project status and progress.
  • Coordinate with public agencies to ensure compliance with off-site work and project requirements.
  • Manage project budgets and schedules to ensure alignment with client standards;monitor budgets monthly to reflect actual project progress.
  • Oversee contractor activities, review construction schedules and submittals, and respond to Requests for Clarifications (RFCs).
  • Evaluate substitution submittals to confirm compliance with specifications and project requirements.
  • Review and negotiate Contractor Change Orders to ensure fair pricing and address schedule impacts per project specifications.
  • Manage payment processes for contractors, architects, engineers, and other parties.
  • Administer Professional Service Agreements between architects and the client.
  • Coordinate the delivery and installation of related fixtures, furniture, and equipment.
  • Oversee project closeout, including certification with relevant authorities and financial closeout.
  • Perform other related duties as assigned.


Qualifications


Minimum Required Qualifications:
  • Ten (10) years of full-time, paid professional experience in construction or a combination of project and construction management for commercial or public/educational facility construction.
  • At least three (3) years of experience managing complex projects with construction values exceeding $10M.
  • Bachelor's degree in Architecture, Engineering, or Construction Management from a recognized university.
    OR
    • Bachelor's degree in any field with the ability to complete the Certified Construction Manager (CCM) credential within one (1) year of employment.
      OR
    • A valid CCM credential may substitute for the educational requirement.

Preferred Qualifications - but Not Mandatory:
  • Design-build project experience.
  • Experience with Building Information Modeling (BIM).
  • Experience managing LEED-certified projects or working with the Collaborative for High Performing Schools (CHPS).
  • Familiarity with Division of the State Architect (DSA) construction and design processes.
  • Knowledge of OSHA safety regulations (OSHA 30 minimum).
  • A valid Architect registration from the California Architectural Board or a Professional Engineer license from the State Board for Professional Engineers and Land Surveyors.
  • Certified Construction Manager (CCM) credential from the Construction Manager Certification Institute (CMCI).
