The successful candidate will be responsible for several construction projects from start to completion. Must be experienced developing and managing project budget, acquiring required licenses for building various national locations/jurisdictions, and be able to lead and partner with both internal and external leadership as well as partners and vendors to achieve project deadlines and completion.
Duties and Responsibilities
Responsible for overseeing from start to finish development stages (RFL logs), and meeting project journals.
Able to be point of contact for all internal and external team members.
Overseeing and managing several construction projects, developing parameters for construction projects, and monitoring construction progress.
Create, oversee, and manage project budget to meet budget parameters as well as to control project costs.
Monitor project progress to meet completion deadlines and budget parameters for closeout.
Be main point of contact to communicate throughout project process to respond to questions and provide updates.
Assure that construction documents are accurate, achievable and comply with brand and industry standards.
Oversees quality management processes to effectively initiate, plan, execute, monitor and control and ensures brand satisfaction
Develop and manage schedules for architects, vendors and contractors to complete project within the designated project time objective
Establish and maintain contractor and vendor quality standards during the design, implementation and construction process.
Follow all corporate brand design guidelines
Willing to work off hours or days when required by project needs.
Ensure corporate processes are applied, followed and completed to project end.
Must travel as required to project jobsites.
Education and Experience Requirements
Vocational or Bachelor’s Degree in Construction, Project Management, Architecture, Engineering or related fields is required.
A minimum 7 plus years in commercial construction, retail preferred. Experience with a luxury retail or mixed-use general contractor is highly preferred.
Must have expertise in on-site construction supervision, construction schedule management, and be able to work in a team environment who together assures the proper and efficient on-time openings of new or renovated retail locations.
Need to have verifiable experience with high end FFE.
Must have project lifecycle knowledge and experience with managing construction process documents including submittals, shop drawings, and RFIs.
Abled and experienced to work with procurement, sourcing, negotiating, purchasing, and delivering project material.
Excellent project management skills (including tools such as MS Project, Excel, etc.)
Experienced in developing and managing budgets to completion of projects.
Experienced in working with building department procedures and requirements in major US cities.
Proven experience with negotiating with contractors, and vendor agreements and change orders
Knowledge and understanding of construction means and methods, including designs, drawings, MEP systems, fine details, furniture assembly and installation, graphic production, AV and other low voltage systems.
Must have verifiable experience with high end FFE.
Be a leader, team player and of service-oriented mindset toward the internal clients (our brands and internal departments)
Ability to multi-task and work under pressure to meet deadlines while maintaining a high level of accuracy and organization.
Physical Requirements:
This is primarily active position that requires the role to be in the construction site and in the office. The Construction Project Manager III must have the ability to operate computer equipment. The role must be able walk, kneel, climb, speak, hear, bend, stoop, reach, lift, and move for an extended period of time and carry up to 50 lbs. Finger dexterity is necessary. The ability to see and hear clearly is essential for safety on constructions sites.
