Seeking an experienced Construction Manager in the northern Philadelphia area. You will be overseeing the construction activities relating to renovations and new builds. Must have experience in running multiple projects at one time and the ability to travel to multi-state sites during the week, which may involve overnight stays. When not traveling, the Sr. Construction Manager will be expected to be in the office.
Responsibilities:
Manage and process project invoices efficiently.
Maintain accurate records of budgets, schedules, and project directories.
Ensure timely release of bonds, letters of credit, and escrow account funds for real estate development projects.
Act as a liaison between companies, external legal counsel, financial consultants, and regulatory authorities.
Demonstrate proficiency in understanding legal contracts, AIA documents, and construction draw forms.
Supervise the organization and storage of architectural plans and blueprints in both physical and electronic formats.
Coordinate and participate in portfolio reviews with third-party landlords.
Provide detailed construction reports and progress photos on a weekly basis.
Develop Requests for Proposals (RFPs) and oversee the selection of engineers for site plan design.
Obtain project approvals and agreements from franchisors.
Direct building and construction design processes.
Supervise construction design and obtain necessary approvals from franchisors and engineering consultants.
Secure all governmental approvals required for construction projects.
Establish project budgets based on comprehensive cost estimates and past project comparisons.
Analyze project costs and financing options.
Develop and maintain detailed plans to ensure timely project completion.
Evaluate, approve, and process project invoices for soft costs.
Assist in preparing construction contracts.
Monitor local and state agency reviews and approvals.
Attend on-site construction meetings.
Conduct bi-weekly project walkthroughs to assess progress and report findings.
Qualifications:
Bachelor’s degree, preferably in construction management, engineering, architecture, or a related field.
Minimum of 4 years of experience in real estate construction, including new construction and renovations for commercial purposes.
Strong ability to manage multiple projects at various stages of renovation and construction.
Salary:
$155k-$162k plus company benefits and travel reimbursement
